How The W Hotel In Montreal saved 84% On Bath Renovation Costs
Background

In 2014, they had performed major renovations in each of their rooms, 152 in total. The process was designed to maintain the standard of their hotel and the Marriott Hotels brand.

The Problem
Although there was a large focus on renovating the entire room including the bathroom, they decided not to remove the bath. They felt that they were still fully functional and looked great. Besides, they had also invested a lot of money in these baths. There were, however, a few challenges that they faced:

  1. When room renovations were completed, It was clear that something was off. The bath had lost its lustre and shine. This made the bath look old and did not align with the goal of refreshing the look of the entire room.

  2. A decision needed to be made as to whether or not they should renovate this area or find some way to recycle and extend the life of the bathtubs. Note: The original bath that was installed 14 years ago cost the hotel approximately $6000 per room. Bath installations were performed in 97 of the 152 rooms.  

  3. The Maintenance Director was given $600,000.00 to work with and to find a solution to the problems above. 

  4. Consideration needed to be made on the downtime of each room and the time it would take to complete the project. They were given 3 years by management. If a decision was made to replace the baths it would be considered a major renovation. This would mean that a whole floor would be completely closed. 

  5. Whatever solution was selected, they needed to be mindful of the needs of the guests: minimal to no noise and dust, odour from chemicals or materials,…

 

Delivering the Solution

In our opinion, there was no need to get rid of the original $6,000 bathtubs. They were still in great working condition but they had only lost their shine through normal wear and tear. Their problems would be resolved by refinishing all their baths using our products and services.


After performing a test on one of their baths and showing it to upper management they were able to see how we were able to revive the look and shine. The best thing was that no guests could tell that work was being performed, since there were no offensive odours or excessive noise. They decided to move forward with the proposal to finish all the 97 baths.

We worked mainly with the maintenance and style teams to schedule work around low occupancy.  This would minimize the loss of revenue to the hotel while allowing us to complete 3 - 5 baths (on average) per week.

Results
In the end, Durabath was able to provide the following results:

  1. Our solution cost a total of $106,530. We were able to save the Montreal W Hotel $493,470.

  2. By avoiding major renovations at this time we were able to help them recycle 97 perfectly functioning bathtubs.

  3. Instead of the 3 year window, we were able to refinish all the baths within a year.

  4. By avoiding major renovations, we estimated that they were able to help the hotel earn $228,000 in revenue (over a 3 year period)

  5. There was minimal disturbance to other guests. Our solution was odourless and did not cause excessive dust or overspray.

The bottom line was that the Montreal W Hotel was able to cut its capital costs by 84% without affecting service levels offered to its customers.

Why Mcgill University Chose A Solution That Was More Expensive

They had previously worked with another bath refinishing company and had a long working relationship. 

 

The Problem

Though this refinishing company had established a good working relationship with Mcgill, there were several problems that they faced:

  1. The baths that were previously refinished by this company started to chip and peel, especially at the drain area and the bottom of the bath. They applied their paint using a spray system.

  2. Work with this company was usually scheduled when students were away from the dorms. Usually at the end of the semester or during holidays. The main reason was because the fumes from the paint was too strong for the students.

  3. They needed to fix the baths that were peeling and also need to refinish other baths that had never been painted.


Delivering the Solution
The price that the other refinishing company was charging was much lower than what Durabath had presented to them. Durabath’s pricing was about double the price. There was a bit of hesitation but we ran a test on one bath and they were able to see the value of the solution.


They saw that we offered a no-spray option that was epoxy based and much more durable. The final product was glossy and looked like the original bath. Their plumber commented that he had seen many refinishing companies but he never saw a bath as durable and glossy like the one we had done. It was also odourless which was a key selling point for them. This meant that their students would be safe. 

Results

  1. Mcgill started with a batch of 40 baths to refinish. Durabath was able to complete the work within a months time.

  2. Because of the success of the first 20 they had requested another 20 baths to be refinished.

  3. Students were able to stay in the rooms while baths were refinished. They were able to use the toilet and sinks in the bathroom but had to wait for 2 days for the bath to fully dry.

  4. They would not need to refinish the baths for several years.

 

The bottom line was that they were able to refinish baths without having to move out the students or compromising their safety or health. For Mcgill, the safety of their students and the durability of the product was worth the price of the solution.

The Sheraton Montreal Airport Hotel Switches To A No-Spray Solution

The Problem

A few years ago they had a contractor that had installed fiberglass shower pans. The contractor neglected to install a solid foundation and within a few years several shower pans started to crack.

 

They originally hired another refinishing company to fix the issue. They received a new set of problems working with the refinishing company. Though the company was able to reinforce and refinish the shower pans it was only temporary. The paint they were using was sprayed on and wasn’t very durable.

Since this hotel is located beside the Montreal Airport, they get a lot of guests. Within months the pans that were refinished started to chip and peel. 


They had to call the original refinishing company back a few times to fix the problems with the peeling paint. Since they had to close the room for 3 days the hotel would lose money every time they had to re-spray the pan.

Delivering the Solution
Durabath was able to match the price the other refinishing company was charging. This was an easy decision for them because they didn’t want to pay more and it would be hard to convince management to switch to a more expensive solution.

After the test on the first shower pan, the Maintenance Director was convinced that this was the solution for them. Durabath used a no-spray solution which is something that was completely different from the other company.

 

Results

  1. The shower pans that were reinforced and refinished using a no-spray solution was more durable and the finish was much more glossy than the solution offered by the other bath refinishing company. The curing time was the same as the other company, 2 days.  

  2. Since the baths were more durable they only needed to be done once, they lost less money because they didn’t have to call Durabath back to fix the problem.

 

The no-spray solution was an easy decision for the Sheraton Montreal Airport Hotel to make the switch because once a job was completed there was no need to go back and redo a job. There was no need to close the rooms for more than what was necessary. This represented less revenue loss for the hotel.
